Old Mill is a 24-acre private estate in Wallkill, New York, operated by the Audrey’s Farmhouse team. It’s a separate property from The Greenhouses and has a different feel. Where The Greenhouses is modern glass, Old Mill is wooded land, old-growth trees, a 19th-century farmhouse, and a new timber frame pergola built for events. I’ve shot here and the property reads more like a private estate wedding than a traditional venue.
The ceremony happens in a wooded grove on the property. Old-growth trees form the backdrop, and the ceremony site is steps from the pergola reception space. That proximity matters. There’s no long migration between the ceremony and dinner, which keeps the timeline tight and the energy up.
The reception space is the timber frame pergola, nearly 5,000 square feet with stone floors. It’s covered but open on the sides, so it functions as an outdoor space with weather protection. The structure is new, which means it was built to handle events. The beams, the stone floor, the scale of the space. It works. During the afternoon, light comes through the open sides. After dark, the overhead structure catches the uplighting well.
The property also has a 2,000-square-foot open-air courtyard for cocktail hour or al fresco dining, and the grounds include a small pond, lawns, and paths through the wooded areas. The 19th-century farmhouse, two carriage houses, cottages, and a studio provide lodging for up to 50 guests on-site. The farmhouse is the centerpiece, with six bedrooms and the character you’d expect from a building that old.
Catering is handled by the Audrey’s Farmhouse team and is required. Packages start at $195 per person plus 20% service fee and 8% sales tax, with a $28,000 food and beverage minimum for the reception. Site fees run $14,000 to $16,000. Event furniture and rentals are included. This is a premium price point, but the inclusions are real and the coordination is handled by a team that knows both properties.

The wooded ceremony grove is my favorite part of this property. The old-growth trees create a natural canopy, and the light filtering through is consistent and even. I don’t need to worry about harsh spots or deep shadows. The vertical lines of the tree trunks give me composition structure without trying. Afternoon ceremonies work best. Earlier in the day, the canopy blocks too much light.
The pergola is a strong reception space. The timber frame gives me architecture to shoot through and against. During golden hour, light enters from the open sides and rakes across the stone floor. That directional light is useful for detail shots and wide room compositions. After dark, the overhead beams catch uplighting, which gives the space depth.
First looks work well on the property grounds between the farmhouse and the ceremony grove. The lawns provide open space, and the old trees give me shade and background. I position couples where the light is best rather than at a predetermined spot. The pond is an option for couple portraits, but it’s small and depends on the season for visual quality.
The proximity between the ceremony grove and the pergola means the transition window is short. I get maybe ten minutes between the ceremony ending and guests arriving at the pergola. If the couple wants portraits in that window, they need to know it’s quick. Family formals should happen immediately after the ceremony while everyone is still gathered.
Getting-ready coverage in the farmhouse works well. The six-bedroom farmhouse has window light that varies by room, but the main-floor rooms are bright enough for natural-light prep shots. The carriage houses and cottages are smaller and darker, so I prioritize the farmhouse for the bridal party.

Understand that Old Mill and Audrey’s Farmhouse Greenhouses are separate properties run by the same team. If you’re comparing them, Old Mill is the wooded estate with the pergola and on-site lodging for 50. The Greenhouses is the glass structure with up to 200 capacity and a different aesthetic. The ceremony grove and pergola are close together, so build your timeline accordingly. You don’t need a long buffer between ceremony and reception. But if you want couple portraits in the woods, schedule them before the ceremony (first look) or plan for a very quick session immediately after. The ten-minute window between ceremony and cocktail hour goes fast.
The $14,000 to $16,000 site fee plus $195-per-person catering minimum plus service fee and tax puts Old Mill in the premium category. Budget the full picture before committing. The inclusions are real, though: event furniture, rentals, and a dedicated planning team are part of the package. You’re not coordinating separate rental companies.
Old Mill sleeps 50 guests on-site across the farmhouse, carriage houses, cottages, and studio. That’s enough for the wedding party and close family, but not the full guest list. Additional guests will need off-site hotels. New Paltz and Wallkill have options within 15 minutes. Arrange shuttle service for guests who aren’t staying on the property.
Fall is the strongest season for photography here. The old-growth trees change color, the light comes in lower through the canopy, and the temperature is comfortable for outdoor events. Summer works but the wooded areas hold humidity. Spring can be muddy on the paths. Winter is available and the pergola provides covered reception space, but the ceremony would need to move under the pergola as well.
